Finally, it feels like spring is upon us!

I hope you enjoyed the warmer temperatures like I did, I finally dusted off my bike and toured around the city this past weekend.

Did you know that Toronto is ranked #7 on @TheEconomist‘s most liveable cities list? That’s no small feat! It’s culture, #liveability offerings and quality of life make it one of the best places to buy a property.

As forecasted March’s results confirm that Toronto’s market is stable. In the fall of mortgage pressures government intervention and lack of supply, Toronto’s market continues to remain strong.   Long term affordability will be of greater concern.

Toronto Real Estate Board reported 7,187 residential sales in March 2019.  While sales remained relatively flat compared to last year, new listings declined more so than sales.

Home Price Index Composite Benchmark was up by 2.6 per cent year-over-year in March, while the average price for March sales was up by a lesser annual rate of 0.5 per cent to $788,335.  The average selling price for Q1 2019 was up by 1.1 per cent year-over-year.

Market conditions have remained tight enough to support a moderate pace of price growth.  Despite sales being markedly lower than the record levels of 2016 and early 2017, the supply of listings has also receded.  This means that in many neighbourhoods throughout the GTA, we continue to see competition between buyers for available listings, which provides a level of support for home prices.

It helps to focus on  being more earth conscious, I had no idea there were so many items that COULDN’T be recycled.  You can also search for the nearest donations centre and drop off point and check your collection schedule.  This is a great time of the year to do pair down your stuff and feel a renewed energy.
